1. General provisions

1.1. These Terms and Conditions govern the relationship between “DATS AGRI” EOOD (the “Host”) and the persons who make an inquiry, book or use accommodation services at the Me & the Sea holiday houses in Krapets, Bulgaria (the “Guests”).

1.2. By confirming a reservation through payment of a deposit, the Guest declares that they have read and accept these Terms and Conditions.

1.3. The Host may amend these Terms and Conditions. Each reservation is governed by the terms in force at the time it is confirmed.

3. The property

3.1. Me & the Sea comprises two two-storey holiday houses located in a shared yard. Each house is fully independent, and both have the same layout and level of comfort.

3.2. The capacity of each house is 4+1 persons (four standard places and one extra place).

3.3. Layout of each house:

• Ground floor: living room with sofa bed and TV, first bedroom, bathroom with toilet and a private veranda (without an outdoor dining table);
• Upper floor: second bedroom, bathroom with toilet and a terrace with sea view.

3.4. Amenities: air conditioning and a TV in every room, TVs in the shared areas as well, high-speed internet (Wi-Fi) throughout the property, kids' play corners and parking in the yard for up to 2 cars per house. A baby cot is provided free of charge on prior request.

3.5. The photos and descriptions on the website show the actual property. Minor differences in furnishings and décor are possible.

4. Inquiries and reservations

4.1. Inquiries can be made via the website form, by phone, on Viber or by email. An inquiry is not binding on either party.

4.2. The Host checks availability for the requested period and sends the Guest the price of the stay and the details for paying the deposit.

4.3. The reservation is validated and considered confirmed upon payment of a deposit equal to 50% of the total price of the stay. Until the deposit is received, the dates are not considered reserved.

4.4. The Host confirms receipt of the deposit in writing — by email or message.

4.5. When booking, the Guest states the exact number of guests, which may not exceed the capacity of the booked house (4+1 persons). Accommodating persons not stated in the reservation is possible only by agreement with the Host.

4.6. A baby cot must be requested in advance, when making the reservation.

5. Prices and payment

5.1. 2026 season: from 11 September to 20 October 2026 the price is €120 per night per house (up to 4+1 guests), with a minimum stay of 3 nights. For other dates, and for booking both houses together, the price is agreed individually and confirmed in writing by the Host at the time of booking.

5.2. The deposit (50% of the total price) is paid in the manner and within the time limit specified by the Host when confirming availability.

5.3. The remaining balance is paid under the conditions stated in the reservation confirmation.

6. Cancellations and changes

6.1. Cancellations must be made in writing — by email or by message (for example on Viber) to the Host. The cancellation date is the date on which the Host receives the notice.

6.2. If the reservation is cancelled up to 14 days (2 weeks) before the check-in date, the deposit is refunded in full.

6.3. If the reservation is cancelled less than 14 days before the check-in date, or in the event of a no-show, the deposit is not refunded.

6.4. Changing the dates of the stay is possible subject to availability and written agreement with the Host.

6.5. If the Host is unable to provide the confirmed accommodation for reasons attributable to the Host, the Host shall refund all amounts received in full.

6.6. Under the Bulgarian Consumer Protection Act, the 14-day right of withdrawal from distance contracts does not apply to accommodation services where the contract provides for a specific date or period of performance. The cancellation terms are set out in this section.

7. Check-in and check-out

7.1. Check-in: from 15:00 on the day of arrival.

7.2. Check-out: by 11:00 on the day of departure.

7.3. Early check-in or late check-out is possible only subject to availability and by prior arrangement with the Host.

7.4. On check-in, guests present the identity documents required for their registration under the Bulgarian Tourism Act.

7.5. The Guest receives the house in good condition and returns it in the same condition on departure, allowing for normal wear and tear.

8. House rules

8.1. Guests are asked to be considerate of the other guests on the property and of the neighbours — the two houses share a yard.

8.2. Overnight stays by persons who are not registered as guests are not permitted.

8.3. The kids' play corners and play equipment (trampoline, slide, etc.) must be used under the constant supervision of parents or accompanying adults.

8.4. Parking is inside the yard — up to 2 cars per house.

8.5. Pets are not allowed.

8.6. Smoking is strictly prohibited in all rooms.

9. Liability

9.1. Guests are liable for damage culpably caused by them or by persons for whom they are responsible (including children) to the buildings, furnishings and equipment of the property, and shall compensate it at its actual value.

9.2. The Host is not liable for money, valuables or documents left unattended, unless the damage was caused through the Host's fault.

9.3. The Host is not liable for temporary interruptions of the electricity supply, water supply or internet connection caused by external providers, but takes reasonable steps to have them resolved.

9.4. In the event of a serious or repeated breach of the House rules, and after a warning, the Host has the right to terminate the stay.

10. Personal data

The Host processes Guests' personal data in accordance with the General Data Protection Regulation (GDPR) and Bulgarian law. For details, please see our Privacy Policy.

11. Complaints and disputes

11.1. Complaints can be submitted by phone at +359 898 279 916 or by email at azimoreto1@gmail.com. The Host reviews them and responds within a reasonable time.

11.2. The parties will make every effort to resolve disputes amicably. Guests who are consumers may also contact the Bulgarian Commission for Consumer Protection (kzp.bg), an alternative dispute resolution body, or the European Consumer Centre in their own EU country.

11.3. Failing agreement, disputes shall be settled by the competent Bulgarian court. Bulgarian law applies.

12. Final provisions

12.1. These Terms and Conditions enter into force on the date of their publication on the website.

12.2. Matters not covered by these Terms are governed by applicable Bulgarian law.

12.3. These Terms and Conditions are available in Bulgarian, English and Romanian. In case of any discrepancy, the Bulgarian version shall prevail.
